What are Exterior Insulation and Finish Systems (EIFS)?
EIFS, also referred to as synthetic stucco, consists of a foam insulation attached directly to the substrate with an adhesive or mechanical mechanical fasteners and covered with a two coat finish. The base coat is reinforced with a fiberglass mesh. A decorative finish coat
is applied over the base coat. This typical system is called a barrier EIFS. This system differs from other exterior finishes (brick, wood, vinyl) because a weather resistant barrier does not exist behind the EIFS. There is no method for draining water that penetrates the EIFS. As a result the moisture is trapped in the system and accelerated damage can occur to the underlying substrate and framing.

Inspection and Testing
During inspection the conditions of a structure's windows, doors, decks, flashings, sealant joints, and mechanical penetrations are visually inspected. These details are also inspected for compliance with applicable EIFS Industry Members Association (EIMA) requirements and details.
Moisture testing is performed using a Tramex wet wall. The Tramex is used to surface scan areas of suspected moisture damage. A Delmhorst moisture meter is used to obtain actual moisture contents of the substrate. Determination of soft damaged substrate can also be obtained during the invasive probing with the Delmhorst.
